FAQ — Buying Property in Guanacaste

Short answers to the questions we get most often.

Can foreigners buy?

Yes. Foreigners have the same property rights as citizens for titled property.

Typical closing costs?

Plan ~3%–5% of purchase price (legal/notary/escrow + transfer tax/stamps + registry).

Do I need a corporation?

Not required. SRL/S.A. can be useful for liability/banking, but adds filings.

Financing?

Local mortgages for foreigners are limited. Cash or private financing is more common.

Short‑term rentals?

Often allowed, but always check HOA/condo rules for limits and procedures.

Due diligence?

Attorney verifies title, boundaries, HOA docs, taxes, permits, liens, and zoning before closing.
